Confidentiality and Broker Fiduciary Duty

As your Broker I have a legal obligation to keep your information
confidential.  At the same time I must share with you anything that I am
aware of that might help you when negotiating on your behalf.

Fiduciaries are responsible for ensuring that they have the necessary
knowledge to perform in accordance with their capacity.  Broker
educational requirements are much higher than those for an agent.

Fiduciaries must disclose any limitations, conflicts of interest, or barriers to
performing their duties, unlike the Listing Agent or on site Builder's
Salesperson.  

Fiduciaries must not take unfair advantage of their relationship with the
person they represent.  Loyalty is fundamental to buyer representation.

Fiduciaries must comply with any legal and professional requirements
pertaining to their roles, and also with any relevant moral strictures.
